Airbnb Laundry Factors

If you have an Airbnb location, then you need your linens cleaned regularly.  This is a critical aspect of running a top Airbnb location, especially if you want positive reviews.  It is possible to leave this activity to your cleaning staff, but informal discussions with Airbnb cleaning staff indicate that they are typically under tight timelines to get the on-site cleaning work done. Additionally, some Airbnb locations have washers and dryers on-site, but those can be limited in terms of the volume they can process.  And blankets and comforters will not typically be washable in those machines.  

All of this leads to an important factor.  As an Airbnb owner, you need a backup plan.  If cleaning staff cannot perform the function, then you should partner with a laundromat or dry cleaning service that can provide cleaning services in a pinch.  When thinking about developing a plan for your Airbnb wash service needs, here are some things to consider.

  • Have at least one backup set of linens.  Ideally, in time you should have two or three sets in the even that emergency situation arise.  Yes, it is expensive to have additional sets, but one poor review can ruin your profitability as an Airbnb.  Don’t risk this for the sake of saving a few dollars.

  • Seek reliability in a laundry service.  Look for a laundry service that has a track record of reliability. They should be able to pick up and drop off linen on time, and provide a consistent level of quality with each load of laundry.  This can be determined in their Google reviews.  Seek out laundry services that has a track record of recent positive reviews.

  • Quality is critical.  The quality of the laundry service should be top-notch. You want your guests to feel like they are sleeping on fresh, clean linen every time they arrive. Also, be sure to ensure that you can have options in your laundry service. Ask about the type of detergent and fabric softener used, and ensure that they are hypoallergenic and gentle on the fabric.   Typically these things cost more and you must request them, but they should be options when you need them.

  • How much capacity can they handle?  The reason you are seeking a laundry service is because of capacity limitations with your cleaning staff.  You should ensure that the laundry service you choose has the capacity to handle the volume of laundry that you need. This includes the ability to wash large quantities of sheets, towels, and other linens in a timely manner.  One way to check on this is to ask about the size of the service machines.  Typically, you would want to use a laundry service that has access to machines that can handle fifty pounds of laundry or more.  This is only something to be concerned with when you are dealing with a laundromat.  Traditional dry cleaning services will be able to handle these larger loads.

  • Flexibility is a factor.  Your laundry service should be flexible to meet your specific needs. This can include accommodating last-minute requests, offering special packaging or folding options, and being able to work around your schedule.  Keep in mind that these things can cost more.

  • Communication is also a key to providing good service.  A good laundry service should have clear and consistent communication with you throughout the process. They should be able to provide you with updates on the status of your laundry, and be responsive to any questions or concerns you may have.

These are all important factors when looking at a laundry service for your Airbnb facility.  Use these factors to guide your questions when interviewing potential laundry services.  Remember that your Airbnb is only as good as the weakest aspect of your location.  Don’t let laundry be the thing causes you to get poor reviews or lose customers.  And even if your laundry needs are currently met, always work to have a backup plan in the event your current solution fails.
